It has been an exciting year in Real Estate in the Greater Fort Myers market. Median home prices are up 32% from a year ago! There were 15,025 single family homes sold and 4,617 condo’s sold in 2011. We had 3,431 ACTIVE listings with 1278 PENDING listings – this is equal to ONLY 2.68 months of inventory. The absorption rate went from 5.6 in December 2010 to only 3.9 in December 2011 on single family homes, with a monthly absorption rate of ONLY 0.68 for foreclosure homes.

Two real estate reports suggest Fla. rebound

CHICAGO – Nov. 17, 2011 – Two national studies – one from Realtor.com and one from Trulia – suggest that some Florida markets are poised for a real estate rebound.

“This is a positive trend for Florida,” says John Tuccillo, Florida Realtors chief economist. “While Trulia and Realtor.com aren’t completely accurate in home prices and sales – mainly because they base their numbers on only homes listed on their website – it’s useful to look at visitor behavior and note the trends. If Trulia says more visitors are doing a home search in the Miami market, for example, it probably follows that Miami is experiencing an upswing in demand.”

Florida Real Estate Market Update for August 2011

Sales activity and median home prices for Florida’s existing home and existing condo markets rose in August, according to the latest housing data released by Florida Realtors. Existing home sales increased 15 percent last month with a total of 16,206 homes sold statewide compared to 14,131 homes sold in August 2010, according to Florida Realtors. The statewide median sales price for existing homes last month was $137,500, up 2 percent from the year-ago figure of $134,900. August’s statewide existing home median price was also slightly higher than it was in July.
