Two real estate reports suggest Fla. rebound

CHICAGO – Nov. 17, 2011 – Two national studies – one from and one from Trulia – suggest that some Florida markets are poised for a real estate rebound.

“This is a positive trend for Florida,” says John Tuccillo, Florida Realtors chief economist. “While Trulia and aren’t completely accurate in home prices and sales – mainly because they base their numbers on only homes listed on their website – it’s useful to look at visitor behavior and note the trends. If Trulia says more visitors are doing a home search in the Miami market, for example, it probably follows that Miami is experiencing an upswing in demand.”

Florida Real Estate Market Update for August 2011

Sales activity and median home prices for Florida’s existing home and existing condo markets rose in August, according to the latest housing data released by Florida Realtors. Existing home sales increased 15 percent last month with a total of 16,206 homes sold statewide compared to 14,131 homes sold in August 2010, according to Florida Realtors. The statewide median sales price for existing homes last month was $137,500, up 2 percent from the year-ago figure of $134,900. August’s statewide existing home median price was also slightly higher than it was in July.

Another great month in overall sales volume in Southwest Florida. With 1342 properties sold in Lee County Florida, this was the 3rd highest volume month in the past 15 concurrent months. The most exciting part for those that bought is that inventory is shrinking. The current active inventory is the lowest it has been in that same 15 month comparison and with the sales of homes exceeding 1300 units each month the outlook for supply is at a 15 month low with an active supply of only 2 months.
